Broughton Community Hub
Refurbishment and extension of a heritage property in Broughton village, Lancashire.
Broughton Community Hub occupies the former Toll Bar Cottage in the village of Broughton, a village and civil parish in the City of Preston.
Toll Bar Cottage sits to the edge of the village high street and presents a blank gable to Garstang Road, a key component in the village streetscene. There is a recorded building at this site as early as 1732.
The gable elevation to Garstang Road is stepped out beyond the building line, reinforcing the history of the property as the point of control along the turnpuike road. This feature creates a strong relationship with the crossroads at the heart of the village, where the Broughton Inn remains as a former coaching house.
MgMaStudio facilitated a workshop for the Parish Council to explore the potential for the project, finalise the strategic brief, and to establish the aims and objectives. Participants were asked to record the existing community facilities, amenities, features in the village, together with their aims and objectives for the project and the new community hub.
The existing cottage will be retained in situ and comprehensively refurbished, to include replacement roof covering, windows and doors throughout. The proposed single storey side extension is designed to add essential floorspace to provide the community cafe, with a simple contemporary language referencing the existing building.
The new extension defines itself as a contemporary addition in order that the legibility of the historic cottage is retained. Accordingly, the structure is recessed from the building line. The new architecture respects the simplicity of the cottage typology, with contemporary openings to the garden elevation, and a clerestory window which makes reference to the feature dormers on the existing building.
A detailed planning permission was approved by Preston City Council in November 2019.
The new extension responds to the primary frontage of the cottage, confident new architecture in response to the retained historic fabric.
